"This is the third down cy-
cle I've been through-since
the 1990s. At this time we
have so much inventory, it's a
perfect storm for buyers,"
said Realtor Linda Pohler.
She said the elements to
that storm are real estate
prmes that have returned to
where they were 10 5 15 years
ago and interest rates that
still hover under 5 percent.
Still she maintains her
greatest challenge during this
recession is improving buyer
confidence.
"I have clients who still
wonder if they are buying at
the bottom of the market.
They still question whether
they should buy now or wait,
and whether or not prices will
still go down," Pohler said.
For those wondering buyers
she advises them to come in
with a lower offer. "The seller
can always counter," she
added.
She was also quite clear
about the types of listings on
the market. She said Lake A1-
manor is not inundated with
foreclosures, that they are not
a dominant sector of the local
market.
"I have a personal strategy
about maintaining a positive
outlook. At the same time I
ask my clients to take a hard,
realistic look at what proper-
ties should be marketed for,"
Pohler said.
As for those clients who
are themselves facing chal-
lenges, she said, "What I try
to do is to remind them that
what is happening to them is
also happening to many oth-
ers; that foreclosure is just a
stage on the wheel of their
life."
She said the real estate mar-
ket, like everything else, is
challenged by what she calls
the ripple in the pond effect.

are needed to keep the county
departments running.

"If summer rentals are
down it impacts restaurants,
boutiques and other local
businesses. When the real es-
tate market is strong the prop-
erty tax base is strong and it
eases the functionality and
operation of government and
business," she said.
She also talked about what
she considers to be success
strategies and strengths.
Foremost, she expressed her
appreciation of her peers and
the Almanor business com-
munity.
"We live in a unique com-
munity. During tough times
we band together and are ac-
countable to our neighbors.
We work with one another --
being here is very different
from being adrift in an urban
setting," Pohler said.
She also stressed that ser-
vice to clients is everything:
"When you buy from us we
go way beyond the sale. We
are very connected to local
service providers and are of- "
ten in the role of conduit be-
tween our clients and their
needs."
She said going aboye and
beyond includes turning on
the heat, finding and mailing

The AVID program is of-
fered at all high schools in
Plumas County. Lead teach-
ers are Carol Bernard at
Chester High, Sara Sheridan
at Portola High, Bruce Barnes
Logan at Quincy High. The
public is encouraged to attend
the local league meeting to
learn more about this very
successful program.
AVID enables disadvan-
taged students to succeed in
rigorous curricula, enter
mainstream activities in
school and increase ~heir op-
portunities to enroll in four-
year colleges. In 2008, 77 per-
cent of AVID students in Cal-
ifornia were accepted to a
connection to a roofing con-
tractor.
"I also count as factors to
my shccess the one-on-one
service and personal atten-
tion I provide to my clients.
Continuing my education and
staying current with what is.
happening rurally with water,
sewer and other issues is just
as significant," Pohler said.
She said how she treats her
clients is critically important:
"You are going to see your
clients at the post office and
the grocery store; they be-
come your neighbors. At
Plumas Properties we really
go out on a limb to serve our
clients beyond any contractu-
al obligation."

attends the California of Real-
tors business meetings and
seminars that ensure she re-
mains current with changing
